Patmos hosting expands AI campus with C-PACE Loan

Patmos Hosting has secured a $100 million C-PACE loan to redevelop the former Kansas City Star building into an AI-focused campus.

Patmos Hosting, a provider of internet infrastructure and data hosting services, has secured a $100 million C-PACE loan from PACE Loan Group. The funding will support the redevelopment of the former Kansas City Star building into an AI-focused campus.

The campus, covering 421,112 square feet over four stories, is planned to serve high-density GPU, HPC, and AI infrastructure companies. Construction began in late 2024, with Patmos completing the initial 5MW capacity in under 90 days, followed by an additional 7MW shortly afterward.

John Johnson, the company's founder and CEO, noted that the use of the C-PACE loan facilitates their aim of swift market delivery. The proceeds will be channelled towards energy-efficient infrastructure improvements, seeking to provide sustainability and profitability while enhancing Patmos’ position in the industry.

Occupying the historic site at 1601 McGee Street in Kansas City, the venture is ambitious in scope, repurposing nearly 150,000 square feet into a vibrant multi-tenant technology hub. This initiative helps demonstrate Patmos’ commitment to creating a community-centric AI hub.

Energy-efficient transformations are a priority, with funds allocated to improvements such as HVAC and plumbing upgrades, scheduled for competition by March 2026. 

Rafi Golberstein, CEO of PACE Loan Group, highlighted the financial synergy achieved through C-PACE, enhancing the efficiency and long-term cost-effectiveness of data centres, while Robbie Pinkas echoed the sentiment on the prospective opportunities C-PACE presents for such infrastructure projects.

Positioned centrally in Kansas City, the site avails urban connectivity and utility infrastructure — key attributes for hyperscale data centres.

Overseen by the Show Me PACE Clean Energy Development Board, Missouri’s C-PACE program continues to supported impactful projects since its inception, including funding initiatives like Patmos’ current project.
